Our maintenance department will supply free estimates of works required. If you prefer you can organize your own repairs. Furnished or unfurnished it would be your choice. We do not recommend that you leave expensive or valuable items in the property. There are regulations which apply to foam filled furnishings, these must be made of fire resistant materials. All gas appliances must be checked by a qualified engineer prior to the property being let. Also from this October energy certificates will also be required for each property, these last 10 years.We also suggest you consult your insurance advisor with regards to letting your property. The bills (water rates,council tax,gas and electric) would be the responsibility of the tenant.In some cases landlords might prefer to include some bills in the rent. At the end of the tenancy we would hold the deposit/bond until such a time as the utility companies have been furnished with a forwarding address for the tenant.In the event of a forwarding address not being sent we would deduct monies owed from the bond. The landlord is not responsible for unpaid bills in the name of the tenant. The inventory is a vital document and is best presented in a typed orderly fashion preferably with photographs. This is in case of any disputes. At the end of a tenancy we would determine whether the tenant is responsible for any damage. We can of course do an inventory on your behalf. The tenancy agreement is a legal document and as such is enforceable by law. We will oversee the signing of the tenancy agreement after references and a credit check has been done. Proof of identification will be asked for. The most popular form of tenancy is a short-hold agreement. The initial term of the agreement is 6 months, after this, the tenancy becomes a statutory periodic tenancy. The tenancy agreement will be explained in full when you choose any of our services.
